Türkiye-specific rental verification

Normal rental process or a warning sign?

Reviewed 22 September 2026

Usually normal

A normal rental business

The business has a verifiable legal identity, fixed contact details, written contract, clear cancellation terms and a payment recipient connected to the business.

Warning sign

The website copies a known brand, the address cannot be confirmed, communication moves immediately to messaging and payment is requested to an unrelated personal account.

Usually normal

A normal deposit or card authorization

The amount, purpose, release conditions and expected release time are stated in the contract before authorization.

Warning sign

An unexpected deposit is demanded at collection, the amount changes, cash is requested without a receipt or the card is taken out of sight.

Usually normal

A normal vehicle or equipment handover

Existing damage, fuel or charge level, mileage, equipment and return condition are recorded by both sides before use.

Warning sign

The renter is rushed, damage is not documented, the inspection form is blank or staff promise that photographs are unnecessary.

Usually normal

A normal villa or apartment booking

The property address, owner or agency, licence or registration where applicable, dates, total price and cancellation terms can be independently verified.

Warning sign

Copied photographs, extreme discounts, unavailable video verification, urgent deposit pressure or several different IBAN names appear.

Check before paying or taking possession

Five checks that protect your rental and deposit

1

Does the legal business match the website and payment account?

Copied websites and social-media profiles can look almost identical to genuine companies. Verify the domain, telephone number, address, business name and payment recipient independently.

EN: Please provide the legal company name, full address and payment account belonging to the business.

TR: Lütfen şirketin yasal unvanını, açık adresini ve işletmeye ait ödeme hesabını paylaşın.

2

Is every deposit and additional charge written in the contract?

Confirm the security deposit, insurance excess, additional driver, mileage, fuel, cleaning, late return and cancellation charges before payment.

EN: Please show every deposit, insurance excess and possible additional charge in the contract.

TR: Lütfen tüm depozito, sigorta muafiyeti ve olası ek ücretleri sözleşmede gösterin.

3

Did you record the condition before taking possession?

Create a continuous video showing every side, wheel, glass, interior, dashboard, fuel or battery level and all supplied equipment.

EN: Please add this existing damage to the handover report before I sign.

TR: İmzalamadan önce lütfen bu mevcut hasarı teslim tutanağına ekleyin.

4

Can the property or vehicle be independently verified?

Reverse-check photographs, confirm the address and contact the company through details obtained independently—not only through the advertisement.

EN: I will verify this listing through the company's official contact details before paying.

TR: Ödeme yapmadan önce bu ilanı şirketin resmî iletişim bilgileri üzerinden doğrulayacağım.

5

Did you receive a signed return or checkout record?

At return, obtain a document showing time, condition, fuel or charge level, mileage, keys and whether any amount remains due.

EN: Please confirm in writing that the vehicle or property was returned and state any remaining charge.

TR: Lütfen aracın veya mülkün teslim edildiğini ve kalan ücret olup olmadığını yazılı olarak doğrulayın.

Decision ladder

Verify, stop, document or report?

VERIFY

The offer looks real but the price is unusually low

Do not pay yet. Verify the business, domain, address, licence information and payment recipient through independent sources.

STOP

Payment is requested to a new personal account or by cryptocurrency

Stop the transaction. Do not accept urgency, limited availability or refund promises as substitutes for verification.

DOCUMENT

The rental is real but condition or charges are unclear

Do not sign a blank or incomplete form. Record the condition and require every charge and defect to be written down.

FREEZE / REPORT

The listing is fake or an unauthorized charge appears

Contact the bank immediately, preserve the evidence, report the advertisement and submit a police or consumer complaint.

Documented case files

What has actually happened before

Police operations, complaint statistics, enforcement actions and judicial investigations are labelled separately. An allegation, detention or arrest is not the same as a final conviction.

Şırnak-centered operation across thirteen provinces

  • •The Ministry of Interior announced the Sibergöz-38 operations concerning aggravated fraud.

  • •Thirty-two suspects were reportedly detained in that part of the operation.
  • •The announcement described investigative findings; detention is not the same as final conviction.

  • •Consumers allegedly believed they were communicating with the genuine rental company.

  • •The report documented a fraud pattern and did not claim that every social-media villa listing was fraudulent.

Pattern

Real agency identity and photographs copied → fake profile contacts customer → deposit sent to different recipient

Practical lesson

Open the agency's official website yourself and call the independently listed telephone number. Compare the IBAN owner with the legal business.
